What do your house plans include from Atlas Home Designs?
Your house plans will include all the minimum necessary drawings and details to build your home. The size of the document set will be determined by the level of complexity, and amount of detail required for each project, and may not need every sheet listed below.
Below are detailed explanations of what each sheet will accomplish within the document set.
Title Sheet
The Title sheet will include our contact information, sheet index, and general notes about the project. It will also include an artistic rendering of the project.
If you are working with us to customize one of our current plans, or on a custom design, this page will also include a residential code compliance section, and an energy code compliance section. (For courtesy only)
Foundation Plan
The foundation plan will show design intent of the foundation. The plan will include all dimensions for placement of the foundation walls, wall openings, locations for plumbing fixtures, planned posts, and planned bearing walls. This sheet will also include detailed sections to describe typical conditions of the footing and foundation.
Floor Framing Plan
The floor framing plan will show the design intent of the floor framing. The plan will include dimensions of floor openings, and notes on joist direction, and location of planned bearing walls and beams.
Detailed Floor Plans
The detailed floor plans will show the layout of each floor of your house. Locations of walls, doors, windows, framed openings, and other architectural elements are dimensioned. Key notes, and markers are shown to indicate details shown on other sheets.
Reflected Ceiling Plan
The reflected ceiling plan will list ceiling heights, material types, and show any special trims, tray ceilings, or other design elements.
Roof Plan
The roof plan will show a bird’s eye view of the roof. This will show labeled peaks and valleys, roof slope, as well as general requirements for venting.
Building Elevations
The building elevations will show your house from all 4 sides. These are typically shown in black and white, and will show generically, the placement of doors and windows, as well as materials for the exterior facade.
If you are working with us on a custom design, the elevations will show they doors, windows, and materials in more detail, and can be colored upon request.
Building Sections
The building sections will show cut-throughs of your house plans. This will show the relationship between floor to floor, and floor to ceiling heights, as well as show, generically, the structural elements of the building.
Wall Sections
The wall sections will show typical details on how the wall will be constructed. These details are generically shown. All manufacturers instruction for each product selected should be followed.
Electrical Plan
The electrical plan will show locations of all light fixtures, switch locations, and suggested outlet locations. They will also show the locations for smoke and carbon monoxide detectors. These plans are schematic, and should be confirmed with an electrical contractor.
Detail Sheets
Detail sheets will show any miscellaneous details not covered on other sheets. Details may include generic door and window schedules, wall types, generic millwork elevations, etc.
If you are working with us on a custom home, these sheets will call out and detail items more specifically, and may include a room finish schedule.
What is not included in your house plans from Atlas Home Designs?
HVAC plans, Plumbing plans, and Electrical wiring plans are not included in our plans. It is the buyers responsibility to consult with the appropriate contractor to obtain these plans.
Additionally, our plans do not include a professional stamp. It is the buyers responsibility to determine if the building official will require a professional stamp for your building plans. If they require a professional stamp, only a stamp from a professional licensed in your state will be accepted. Click here for more information.
